If I drive by and scope out a place I usually don't go far off the sidewalk, not worth scaring the occupants.

There's the commercial corridor on Lancaster that will hopefully improve over time and be a benefit, and lastly, these are nice wide blocks with parking on both sides of the street and wide sidewalks so they feel nice and inviting and there's no drama on these blocks, very quiet. 

The cost of the land, putting in the infrastructure that will be required, curb, gutter, sidewalks, underground utilities, (sewer, water, electric) Roads, Permits.

& different parts of the asset can be depreciated on different schedules.To find out the useful lifespan of each component, you do a cost segregation study to analyze all of the parts.The raw land can't be depreciated so you start by giving that a value first.But other items can be depreciated on a quicker timeline.A roof, road, sidewalk, fencing, walls, gates, doors, latches, flooring, air conditioners, pavers, curbing, landscaping, etc.The IRS has a depreciation schedule for each type.Some parts are 5 yrs.

I challenge you (or anyone on BP) to articulate the scenario where the Wyoming LLC will provide any benefit whatsoever to a $100K property owner in PA.Most in your shoes wrongly believe the WY LLC allows them to hide in the cloaks of secrecy and in the event something bad were to arise the perceived anonymity will discourage the aggrieved party from pursuing a claim.....tell that to the Plaintiff's attorney who gets a call from a prospective client who busts their ankle on your icy sidewalk, the tenant who is living in conditions that fail to meet the implied warranty of habitability standards, or the contractor you stiff who files a mechanics lien against your property. 

If the POS inspection has yet to be done, there's the opportunity to renegotiate with the seller if you are to assume the violations, especially if costly exterior violations like driveway or sidewalk. 

We felt for it and paid the $300 for the full seminar where you will learn how to analyze the property and make sure you were not buying a lien for a sidewalk.

Does anyone have any costs or any idea what it would cost to remove a 500 Sq Ft in-Ground Vinyl Swimming Pool with a surrounding Concrete Sidewalk/Walkway? 

I've noticed that some of the buildings have low fencing around the verge grass area between the gutter and the sidewalk.
