The trip to the bank to get quarters is a pain even for a single person.

Single family you'll most likely have some gaps when turning over and it's the only income for that property.

For some context: we own and operate a portfolio of single-family homes in the Milwaukee suburbs for about 15 years (with some in-house help) and have learned a few things along the way.The biggest shift in my career of managing tenants happened when we started treating tenants more like employees then customers. 

This project was a higher end spec build, and honestly a few Realtors noticed the trim work during walkthroughs, but I don't think a single buyer / tenant even cared.

I have 6 single and MF properties with a 7th under contract and have made some tax and business development missteps that they are helping us to manage, plus advising in setting up our entities and accounting based on a deep fact-finding inquiry on their part.

If said guru also has a relationship with an LLC creation company that over-charges by thousands of dollars, then it’s obvious why they tell you that you need one!   

He has inspected a number of properties (both single and multifamily) for us.
