Advantage Property Management

Is anyone who is using Advantage Property Management (Memphis metro) familiar with whether it up-charges/marks up their contractor invoices for (non-rehab) typical maintenance, cleaning, and repairs?

I know that they don’t have an in-house maintenance staff, so it’s all vendors.

In other words, besides their disclosed management fee (a percentage off of the gross rent receipts it collects,) lease-up/renewal fees, is anyone who is/used to be a client of theirs aware of any other fees they may charge?

If they send invoices on their letterhead, how would anyone know?

Why not ask them for a sample maintenance invoice to determine this?

FYI - why would any PMC spend hours contacting vendors for bids, obtain and check them, then verify the work was all done & the quality - for free?
