This again, is another myth which really doesn't make a lot of sense.If your property is in a highly desired location, particularly if it commands a large demand among renters who are beating down your doors to rent from you, even if your property value goes down, you are actually more immune to losing cash flow in a crash than the supposedly immune cash flow properties in Myth #1!

That is, if the market is falling a bit but you beautified 100% of your interiors, you could still command a $90 net increase in rents on average per door per month.Two other things I would point out, though. 1) A great operator can make an average deal go decently well (vs. the fact that a poor operator can **** up a great deal), and 2) Location, location, location: areas that are growing in jobs and immigration and the micromarket/location of the complex can make a major impact on the numbers and save a project from ruin by an average operator or even, manager.

@Conway ChuramanIt sounds like you need to "burn the boats" wherein the olden days a military commander once his forces had landed on the shores of the area they were to lay siege, they would then burn the boats, so it was either succeed in their conquest or be destroyed.

On average, and this is just my perception as a Spanish national having worked all over Europe, Spaniards' command of English is poor.It is true younger generations are much more capable, but we are still well behind when compared to the Nordics, Netherlands, etc.

Dr.s need to be compensated fairly and have the perpensity to earn a nice income.....agreed.I doubt Dr.s will be pushed into the public health service as a govt. employee, that seems rather paranoid, that may well be ture for an average or a poor partitioner, but I'm sure that in our country the best and brightest, the better educated and skilled will continue to command more than a decent living.I've done mortgages for many Dr.s in varied fields, buisness arrangements of employment and on the private side as well as government.
