Without some cycle of tenants, capital improvements, and maintenance the blogger is speaking of Theory and I feel should not be looked to as a "credible expert", but could still have valid points, ideas, or opinions.Like a lot of things, blog posts need to be sifted through to find the gems that will assist each of us to move forward.

Anyone claiming to be able to time markets, be they housing markets, interest rates, or anything else, and this especially includes journalists/bloggers, my immediate question to them is "what the heck are you doing wasting your time talking to me, when (if your claimed market timing abilities are true) you could be sipping cocktails with Warren Buffet on Wall Street for $1500/hr, or managing a hedge fund for >$1m/yr?"
