I wish there was like a simulation program where it taught you how to analyze a deal, but I'm reading as much I can everyday.

Could even go as far as simulated financials... then in a few months go back to him and share it, but without lobbying too hard for your case, until it sits with him for a while.  

Credit Karma has the simulator built in and is very accurate when it comes to the amount of impact adding cards, paying off a loan or credit card, etc... but not for the score itself.  

2 hot buzz words all RE marketing gurus love:Automated & VirtualVirtual means simulated.

They sell it in tile pattern and in a simulated hardwood look and maybe more patterns..

If anyone runs a retirement simulation they would see that for the average person the 401k program can not be beat.  

The house will cash flow but the property comes with a great newly built barn with a slab and all.Now when my brother and I both left for college my parents had no use for a golf simulator that we had in our garage so they offered for me to use it at a property.This would for sure add a lot of value to bookings but I cant decide if the $50 - $100 a night or so increase (just a estimate) is a better option than spending the 40-60k to turn the barn into an ADU / separate dwelling to add cash flow and equity to the property. 

I've read in a book that Real Estate Investment in Japan is often referred to as a "Scientific Investment" because it can be managed with profitability that is close to the simulation of earnings based on prior calculations of yields.
