Hey everyone,I just got details on a Pre-Approved Short Sale in Ellenwood (30294) and wanted to break it down because we don't see these often.Usually, short sales are a 6-month waiting game, but this one has the lender's 'Green Light' already, which technically makes it transact like a standard sale.The Asset:Location: Weelaunee Rd, Ellenwood, GA.Specs: 4 Bed / 2 Bath on 1.84 Acres (Huge lot for this area).Price: Listed at $235k.Condition: Renovated kitchen/floors (not a gut job).The Opportunity:Ellenwood is seeing a lot of activity as buyers get pushed out of Decatur/Atlanta.

Example: Instead of saying it’s “great for students” or “perfect for travel nurses,” focus on the features that make it appealing and let people decide for themselves, like:Walkability to the hospital3 bed / 3 bath layout (huge plus)Lease length flexibilityFurnished vs. unfurnishedParking, utilities, internet, etc.That approach still attracts students, parents, and traveling professionals without creating any Fair Housing headaches.

Yes I am looking at the sign up from tenant for water/sewer signup, the only issue is to make sure they are paying there bill and I don't forget to see, if they paid :).
