@Tajana Reagan in general when doing high LTV loans the largest thing that seems to come up in my experience is appraisal issues, not always with the value but often with the condition. 

The largest barrier for me personally has always been science behind  determining current and potential demand. 

If it was 3 stories, the top 2 floors would be the largest and the bottom would be the smallest. 

Do not buy any non-functional houses that are really funky, or something that is on a major street etc. in this market you will be stuck with it forever. 

And depending on your day to day work schedule you may want that function hired out.

If the home isn’t fully habitable or functional, or there are other glaring concerns, DSCR won’t work.

So  the request must be needed basically to perform the life function impaired by the disability.

That being said, the market has been pretty consistent since Covid, and I’m only expecting it to grow with the coming of micron (NY’s largest private equity investment) in Clay (about 25 minutes from the city).
