You can look this up on BP, I wrote so many posts with the same advice: buy a quality property in a good location, look for median prize or above, OOS amplifies every problem, you have a 20% higher cost basis because you are remote and you have operational inefficiencies.

Hi Ramin from Orange County, California-Congratulations on having a paid off single-family rental and about 100K saved up to invest and you wonder the best way to grow your real estate portfolio.Your next steps do depend on your risk tolerance and personal goals.Mathematically, you will be better off using leverage to buy as many cash flowing properties as you can.However, with scaling comes management issues and more variables to go sideways.Having a few paid off rentals can provide a high quality of life and legacy with the fewest moving parts.Both approaches work and there are many markets in Michigan where you can buy value add duplexes or small multifamily properties so you always have a rent check coming in.We have established property manager partners and other local professionals to support you and your goals.To Your Success!
