what to do with $200k?

received inheritance, and I have never seen this much cash before. I am seeking advice on how to deploy. I am (barely) considered an accredited investor, as I am asset rich, but have been cash poor until this point in my life. So, brief info to set the stage: I am 56, and own a small rv park, and several SFH/duplex that are debt free. A couple years ago I discovered the BRRR method, and have a duplex that is worth 265k, I owe 200k, paying 7.5% interest. Personal home, I am paying 6.5% interest and owe 270k. I have 20k in a Roth in stocks or funds, 12k in a traditional ira in stocks and an additional 6k in stocks. I have about 60k in real estate debt funds, and another 20k in a passive fund. I am leaning toward acquiring sfh at tax auctions, which requires cash on hand. Also, like to do more passive deals. For now, cash in high interest savings acct. What should be my next steps?

Sounds like you know your way around investing well enough. I always buy BEFORE the auction because I get better deals that I can inspect before buying. Yeah, there is a trick to it but that trick doesn't require genius, just some training.
