Looking to invest in Cleveland and surrounding areas

Member since 2026 · 5 posts · 11 votes

Hello everyone, my name is Pavlin and I am a somewhat experienced investor from Canada. My current portfolio consists of 5 properties (4 multifamily and 1 commercial). Have done 1 conversion and have refinanced each of my properties to improve the Cash on Cash, but no perfect BRRRRs yet.

Looking to get better numbers through investment in Cleveland, Ohio. I am interested in doing a 2 day trip with 2 other investors to scope out a bunch of potential properties, talk through different areas, potential ARVs or each property etc so that we get a good feel for the place. Maybe a Thursday/Friday in January or early February of 2026. We would arrive around 9 or 10 am on the Thursday and then go from there. 2 full days to maximize the value of our trip.

Please let me know if one or a couple of realtors would be up to chatting with me and dedicating some time to be our investment tour guides in Cleveland.

We've found the best Tour is visiting Class B & C areas to understand what they are locally and walk-thru a property in each Neighorhood.

Then a quick drive through a Class D area, so you understand the difference.

We just did one last month here in Detroit, and showed the investors our advertised rentals in a few Neighborhoods, then 2 rehab projects we are doing. This gave them a good overview of our market and our capabilities.

    Welcome, Pavlin! Sounds like you've built a solid portfolio already. A 2 day trip is actually a smart way to understand a Midwest market beyond just spreadsheets, especially when it comes to block by block differences, realistic ARVs, and tenant profiles. I've seen groups get the most value by narrowing down a few sub markets ahead of time and walking a mix of stabilized properties and light value add deals so the numbers stay grounded in reality. Curious if you're leaning more toward small multifamily or trying to dial in a cleaner BRRRR on this trip? Happy to keep the conversation going!

      honestly I think I have to learn the ways in the US. What I am most interested in high returns (who isn't) . What makes sense to me coming from a Canadian market is a BRRRR with a multifamily. In Canada the only way to cashflow is with multifamily. With larger multifamily the ARV also should be determined mainly by the NOI/CAP Rate for similar properties rather than comparables. So also easier to determine ARV.

      If I can get 25% CoC from a turnkey property then for my first deal I might just do that. Just getting serious about the US market so I have a ways to go to figure out what's possible.

     Cleveland is awesome for flips and brrrr deals as well. I sell a ton of properties there and have a team but I am located in Columbus. Let me know if you have questions.

    I own properties in Columbus and Dayton. Let me know if you want my neighborhood map I built.

    Hey Pavlin, welcome to BP! It sounds like you have a solid background with multifamily and commercial properties, and planning a focused trip to scope out Cleveland is a smart way to get a real feel for the market before diving in. While I can’t personally join in Cleveland, I can share that markets like Columbus, Ohio—just a short drive from Cleveland—are also really strong right now and worth considering. You can still find single-family and small multifamily deals in the $120K–180K range that hit the 1% rule and cash flow from day one, and the macroeconomics are on fire with population growth, job growth, and big companies like Intel, Amazon, Google, Facebook, Honda, Microsoft, and LG expanding here. Even as an out-of-state investor, having a solid team on the ground and scoping neighborhoods in person is key, and taking a couple of days to walk through properties, check comps, and discuss potential ARVs can save a lot of time and help you make smarter investment decisions. Happy to connect and answer any questions you have!

    wow guys the response was awesome! I will reach out to each of you separately that way you have my number and we can certainly take next steps. In order to achieve a solid BRRRR I really need 2 things:

    1. a solid investor focused realtor that knows the areas, the deals etc
    2. local contacts for doing the actual renovation + potentially property management.

    I can probably figure out the LLC structure and all that but I am always open to input.

    Cleveland is a good option to look for BRRRR's and also cash flow. Let's connect. Happy to help!

    @Pavlin Vassilev

    Welcome Pavlin. That’s a smart way to approach a new market. For a two-day trip, I’d focus on driving multiple pockets in one loop rather than property-by-property tours, you’ll get a better feel for block-to-block variation, tenant quality, and realistic ARVs. Pair that with reviewing recent sold comps before the trip so you can sanity-check pricing in real time. Cleveland rewards hyper-local knowledge, so seeing both strong and borderline areas back-to-back is especially valuable. Two full days is plenty if you stay disciplined on neighborhoods, not just individual deals.

       why B & C areas? is it because there isn't usually enough spread on A areas? Well Detroit is only 3.5 hours for me lol! maybe we turn this 2 day trip into a 3 day trip and hit up Detroit on the way to Cleveland lol

      ill reach out!

       Pretty much the ONLY time in history when you could buy Class A rentals and have them immediately cashflow was after the Great Real Estate Crash.

      Once prices returned to "normal" around 2018, it became very difficult to find cashflowing Class A rentals w/o flipping them to STR or MTR.

      Currently, our numbers show that it will take at least 3-5 years for a Class A rental to actually cashflow.

      Class B: 1-3 years.

      Class C: immediate cashflow, but only if you can mitigate Class C tenant risks.

      Please DM us and give us at least a 1 week notice if you want to set something up in Detroit:)

    @Pavlin Vassilev

    Cleveland has great deals for what you’re trying to do, but it only works if you have the right contractor in place. Visiting in person is the right move — it’s a very block-by-block market. I also have a neighborhood map that helps to show what areas of the city to focus on for BRRRRs!

    Welcome Pavlin, sounds like you're approaching Cleveland the right way. Off-market deals can sometimes get you closer to the BRRRR numbers you're looking for—have you started looking at any off-market options yet, or mainly MLS so far? If you decide to explore that route, I'm happy to share what I'm seeing locally

    @Drew Sygit

    I agree with your comment on walking properties. Especially for newer people who don't have experience, you need to see what's out there. First hand of putting your eyes on something is the best teacher. Of course a mentor will help. When I first started, I joined a local REIA group and they had property tours all the time and went over the numbers. I learned a great deal as a newbie.

    Quote from @Pavlin Vassilev:

      Canadian here, definitely interested in collaborating or chatting- know Cleveland very well.
