@David Proffitt for a cheap solution, recommend getting a GoogleVoice number.You can access it from a computer, which makes text-typing more efficient.You can also train your tenants to only text you, which will then allow you to have a record of every conversation.

However to be able to pull your money out of the deal you will have to sell the beneficial interest of the land trust which can be done with a lawyer or title company hence you still have to sign documents again and cash is disbursed jus like a closing.

However you depend on loan approval too which is tricky on most cases.As an investor, you could do a subject to, it is not something that the seller would like to do though but depending on the situation to avoid foreclosure could be a solution.
