Insurance is definitely the loud one right now, especially here in TX, but I think the silent killer for 2026 buyers is still going to be property tax un-capping.I see so many new investors underwriting deals based on the current owner's tax bill, not realizing that the sale triggers a reassessment at the new purchase price.
