Hey everyone,

My name is Tyler and I just recently joined bigger pockets. I am with a Property Management Company, Real Property Management-Sunstate with offices in Orlando, Jacksonville and West Palm Beach, Florida. I am on here to learn more about the Investor point of views and try to help answer any questions I can! Is anyone else local to these markets? How do we think the Real Estate Market is going to shift in Florida these next 6 months?

Welcome, Tyler. great to have boots-on-the-ground insight from a property management perspective. Florida’s market continues to evolve fast, especially in high-growth metros like Orlando and Jacksonville. Inventory is ticking up slightly, and while prices remain firm, we’re seeing more negotiation room. especially on properties that need work or aren’t investor-optimized.

Over the next six months, I expect tighter underwriting from lenders and more competition among buyers who are well-capitalized. That could create more opportunity for investors who are prepared and have strong local PM partners lined up early.
