I did same exercise on both of those efforts and had a local RE agent check my work (Florida condo) and a local PM check my work (sierra cabin) to make sure I leverage local expertise/knowledge.I see an underestimate of maintenance/cap ex in a majority of 3rd party underwriting that I look at.

I think your plan is sound to get the multi and then have the ultimate purchase as a single family home, it's a common strategy and something that can definitely be exercised here. 

I can see it rally into Friday, ,and then get trimmed as some profit taking happens on Monday or on Friday itself depending on exercising.

It's certainly a good exercise to learn what is what in QB. 

Ask questions before installing anything, document everything, and treat this as a compliance exercise rather than a negotiation.It’s frustrating, but once you clear it, future inspections tend to be smoother.
