As a licensed agent buying my own property, do I still need to run the transaction through my broker even if there’s no commission involved?

For those who invest in both, how does the day-to-day involvement of notes compare to managing rentals?

I could rent by room, but that is more involved in finding tenants. 

I strongly recommend getting involved with your local REI meetup groups so you can work out your pitch with help from other landlords.I hope this doesn't come off the wrong way without tone or facial expressions behind it. 

I self manage so I can keep a close eye when things need to be replaced.

My goal is to transition away from active landlording toward more passive income streams.I'm eyeing building (or possibly buying and expanding) a small mobile home park from scratch—thinking 4-10 pads—where I can live in one unit (or on-site) and rent out the rest for lot rent only.

Did some research on moving the deed to an LLC, but it looks like FL is particularly tough with lawsuits involving short term rentals, and that piercing the corporate veil is much more difficult to avoid.
