How frequently do you replace sheets in STR

Question

I recently started an AirBNB. I have a property manager, and they have been great to work with. Our property continues to get rave reviews and consistently a guest favorite on AirBNB. On the most recent invoice from my manager there were a couple hundred dollars charged to replace several sheets and duvet covers. My STR has only been up and running for about 3 1/2 months. It seems like that's kind of soon to be replacing sheets, but I have no frame of reference. I've been trying to track my burn rate on consumable items like soap and coffee and stuff, but I kind of assumed things like sheets would be replaced at most once a year.

What has been your experience?

Like @John Underwood, as needed. We use the Kohl's Big One 275tc 70/30 cotton/poly blend sheets. They are a percale weave.

Getting sheets that wear well is important. Sateen weave pill up pretty quick so percale is a better choice. the 70/30 or 60/40 blend wash well and wear better than 100% cotton. Microfiber isn't a good choice for most adults but for kids it is OK.

Pillow cases take the brunt of the abuse so we have extras of just pillowcases. We are using sheet sets from our first year which is going on 9 years ago.

As needed, no particular date. We rotate the sheets between our spare sets.

If they get stained that is sooner.

Fewwww.  I saw this in email and my initial thought was how often do you wash them!!!  I was a little frightened!  As needed.  If stained or warned.  Sometimes it is a few months, I have others that have lasted over a year.

Hi Steven, first if you buy decent sheets they should last a few years.  I buy the California Design Den from Amazon.  I just replaced my first sheet from being torn ( 5years).  Most times it’s stains, blood and who knows what ( I don’t want to know).  I probably replace more pillow cases than sheets.  I always keep three sets of sheets for each bed. I also keep extra pillow for each bed.  Never know when something needs to be replaced.

My answer is there is no specific schedule.  3-1/2 months in is early.  You should contact your property manager and ask what the reason was.  I self manage so I can keep a close eye when things need to be replaced.  My cleaner will advise me.

As noted above, there is not a set timetable where we arbitrarily toss them out.  Sometimes they can last a year, sometimes it gets ruined on the first stay.  Did they say why they were replaced? If they were ripped or damaged by the guest, that would be understandable.  If that was the case we do not charge the guest unless it is something egregious.  If they were replaced for being simply worn out, then that is too soon unless you bought very very low quality.  We are a little larger PM with about 60 units so we buy by the pallet and replace by the piece (not buying by the set), which helps keep costs low.  I think a queen fitted sheet is $13 and flat sheet is $11 for commercial hotel quality sheets.

That is a lot of money for linens in that short of time, unless there was a specific event that caused it.  It sounds like your cleaner is not trying very hard to get stains out, and your property manager is not insisting on them doing it, because they can just bill you.  I would want to see photos of the damaged linens. If they know you're not going to easily green light replacements, maybe they'll make more effort.

Haha!! I got scared there, I thought this about how often to wash sheets I was about to sayyy like I thought it was common to do that after each guest haha! But I would change out the sheets depending on if they look worn and no longer provide a fresh look. Definitely would make it a habit to get good quality sheets so you don't need to replace often.
