You could remove one temporarily, update your listing photos, and monitor booking pace compared to previous periods.

Focus your brain on the fact that QuickBooks is just a piece of paper on a monitor, and your keyboard is your pencil. 

Find a SMS solution that creates SMS Groups and create one with tenant & vendor, so everyone can see who the problem is.Tenants will misrepresent that the vendor did NOT contact them.

It seems like a possible solution in the short term but I wonder if any legislation would impede this model down the line.

As a result, I was able to find simple solutions for a few subsequent requests that saved everyone time and headaches.
