Windows--repair, replacement, etc--are on me. lol.I'm going to nag about replacing those dead trees in fall and I'm also going to see when we have it in the budget to refurbish the basketball court a little bit, and talk to the investors and see if they want to light it since right now, tenants have commandeered a light meant for illuminating the entry sign to shine onto the basketball court, and it's well located such that people playing after dark won't disturb people in the units.....

We decided it would be better to cap it off and go with a 3 zone ductless mini split to add home value and being able to list "heating & cooling" as a feature and command top rent for our area.The mini split option has some cons but is also way cheaper than replacing a boiler and it doing heating AND cooling is a nice benefit.

Factors to consider: military clauses for renters (they can get out of leases for a deployment or moving duty locations), demand for housing near bases is always there, steady paycheck, responsible and accountable for paying and upkeep of the property (you can contact their chain of command if they don't hold up their end of the bargain).

@Barbara Pinto, Mount Dora is very small, but does have a several block area near downtown that wouldn't be as attractive or command rents as the rest of the city.
