It would be Hard to find investors to buy a NN lease with no rent increases and a short commitment of 6 years.

We feel as though we should be able to defer quite a bit on our taxes this year but just want to make sure we dot our i's and cross our t's.

Your initial financial commitment could be higher (vs. house hacking in New York) since you'll need 20-40% of the purchase price for inspections, down payment, closing costs, repairs, reserves, travel (assuming you'll visit the property), etc.Great advice from @Jeff Roth and @Elealeh Fulmaran regarding licensure and setting goals for daily contacts and deal analyses. 

I have had it listed since August 30th and have had several people interested, and one perspective tenant actually put in an application but ultimately decided not to commit to signing the lease.
