The main hurdle for us will not be the electrical and engineering.

It taught me a ton, and like you said, that on-the-ground knowledge can be a big advantage.What finally pushed me to engineer a more hands-free model was realizing how much time I was still trading, even when the returns looked great.

Would like to do more ponds on our Country Subdivision projects here in Iowa, but the Corp of Engineers governs these, and this same pond would have cost $80,000 to $120,000 for the "Right to build"; not to actually build here.

The first thing you should do is to go talk to a Civil Engineer in the area where it is located.

But when markets get overheated, more and more buyers repurposed bridge debt to allow them to engineer higher returns and to scale larger portfolios with less equity.
