The future of BiggerPockets Forums with ChatGPT

I wonder if management will crack down on ChatGPT in the forums or embrace it?

I have been using AI for about a month now and it has saved me a bunch of time. I think one drawback is what it did to the forums. I have been noticing a lot of ChatGPT responses recently. You can tell easily if there are "—" in people's responses. I have trained my ChatGPT to remove these but I have noticed a lot of people have not done that yet.

BP does not allow it in their policies but it does not seem to be a policy that is able to be enforced

What are your thoughts on this? I can see the pros and cons of leveraging AI to respond to forums.

drives me nuts to see all the fake AI posts and people trying to pretend to be an expert. It is blatantly obvious to tell what is AI generated and what is actual words from someone's experience. As a moderator, we do crack down on AI generated content, but you cannot catch all of it.

    BP started out as a site for real people in real estate investing to connect. Now it is a site for the owner to sell ads or products. If people on this site need to use chatgpt to communicate then I automatically don't trust them. I remember when people used to post real deals on this site. That is gone now.

       I got on the site in 2019. Was listening to podcasts since 2017.

      What time period are you talking about?

    Oh yes - the long posts with the bulleted lists all with the bolding and highlighting formatted out 

    It's especially dumb where you see a few of these posts back to back. 95% of the information and formatting is the exact same, just reworded a bit. 

    This is going to get worse and worse over time - imagine having a few AI profiles, crawling and posting a few times a day, linking to your business. AI profile pic, AI posts etc. 

    Amazon has this program where you can write reviews/make videos on purchases from Amazon and get a commission if someone views your video and purchases with in 24 hours, It's something similar to that anyway. I had a friend that wanted to do it. In China, they have created AI characters that review products, make videos and play 24/7. You think you can compete manually doing something with that? Give it a few years and that's all you'll see. 

    Another funny thing I've seen on Instagram lately - AI chat bots. Want to chat with your step-mom? A math professor? There's a bot for those that will chat with you. On top of that they have a profile that's AI generated (profiles look realistic enough for people to pay for pictures/videos of OnlyFans models). On top of that you can chat with the "model" - I'm sure it's AI from somewhere. They even use a real voice.

      ChatGPT is getting better by the week! It was pretty clumsy a few months ago, last week I gave it a few screenshots (!!) of our portfolio master spreadsheet and asked it to suggest which loans to pay off next. That's a pretty complex question, because we have some old 30y fixed, a lot of commercial 5s, 7s and 10s and all in various stages of maturity, which changes the amount of principal in each payment. It gave me three options, pros and cons to each one and one recommendation. The logic was 100% correct. I have the $20 per month verison and used the advanced reasoning model that just came out recently.

    Typically, I use AI to refine and polish what I’m already trying to say. I come up with the ideas and use AI to help summarize or organize my thoughts. These are still my ideas, my voice, just presented more clearly.

    As an engineer I tend to talk and write in data and numbers, with little emphasis on emotion but I find I get better results with more of a narrative. If I was coming up with the story to tell surrounding my point it would take me 10 times longer. I think there is a place using AI as a tool to speed up and polish the process but should not used to pass off information as if you are some kind of expert.

    In my opinion, AI is tool but you need to be the one driving.

      Fair point. I'm fine either way as long as its not too AI sounding and adds to the thread not detracts from it. What I do have an issue with is AI bots posting, replying, etc and trying to play it off as a real person or expert.

    @Remington Lyman I would say prior to 2016, I would see posts of real deals and I would connect many times with people who had questions about my local real estate market and out of state investing. People would post deals back then. I rarely see any posts from people selling deals. Some guys who used to post their turnkey out of state deals on here have stopped doing so. I can only think they have figured out how to generate leads online elsewhere. There was not any ads back then but I guess they just want to increase revenues.

    We are working on it, but it's hard to keep up with for sure. The AI is definitely faster than our human eyes can catch things. Automated replies are against forum rules but so are a lot of things we do our best to screen but just can't catch it all. The other part of it is that it's getting better and harder to catch. When it was first coming out it was obvious, but now it's becoming more refined, better able to use common language and street words, and more conversational rather than dissertational.

       BP spends way too much time and effort enforcing ever changing arbitrary forum rules. A simple up post / down post feature that would make posts deemed low value by the forum users difficult to view and high value posts published prominently would do the trick more efficiently.

      JD, you can't do it all manually! Where are the developers here?  It should be easy to count they key strokes and the time it took to post. CRTL/V and nothing else should be easy to limit.

       Well that ends up to some extent to be moderator selection. You were a mod once so you know - there's only so much time in a day so everyone has to pick their poison. Like cops writing speeding tickets. I tend to be the cop that lets the 10 and under drivers go by so that I'm not tied up when the deranged psychopath comes flying down the street. Other guys will nab every "Hey, call me" post. No right answer I guess, just a lot of trying to use reasonable judgement and maintain enough free time to make it all make sense. 

      The problem with just scaling rules back to virtually nothing is the inability of a lot of adults to act like adults. As soon as you get rid of rules people go all to hell, and complain about enforcement of reasonable standards because "there's not a rule against it". I've found that most of life can be covered by 4 words: don't be an AH. Unfortunately, that kind of generality can't keep a lot of people in line.

       lol, I saw my post got upvoted by @thomas Sloan, the manager of Agent Sales at BP. Doesn't take a rocket scientist to see that it's gotta be a tough gig trying to sell Agents exposure on BP when they're getting inconsistently hit by Mods who all seem to have their own interpretation of the forum rules.

      Up/Vote - more exposure.

      Down/Vote - less exposure.

      It ain't hard folks. It's a lot easier to sell your product to people when they aren't fighting with your mods about inconsistent rule enforcement all the time.

    The Votes feature seems like it tries to get at the value of a poster, but doesn't hit the mark. Someone who posts 1,000 times with 1,000 votes seems valuable, unless the 1,000 votes came 10 years ago and none since.

    It seems like a recency feature combined with a way to vote up/down would highlight higher and lower value members. Something like a 90% score would be 90% of the member's posts in the last X months were neutral (no vote) to valuable.

    I can see how this feature would be a nightmare to manage and could be worse than the problem too.

       It's been discussed but it also tends to turn everything into gladiator games. Beyond that the vote ratio actually works pretty good. I'm not going to name anyone but if you look at the counts of some of the more obvious spambot type users we've had or thrown out of here they're pretty lopsided on upvote to post count. Some of them are 10- ratio or worse (ie 500 posts, 50 votes) which tells you a lot about the perceived quality of their posts. It's not easy to game the system over the long term. Sometimes we get a couple jokers that will circle jerk each other to get up to 50 or maybe even 100 votes but beyond that the traffic on the back end becomes obvious. 

      There is no perfect solution nor one that everyone would like.

    It is frustrating to say the least. I've only joined recently and continue to see a handful of individuals giving generic answers on the forums in paragraph formats, all whilst basically spamming every other post to boost their stats it seems. But to the point of other colleagues, I figured this was a hub for both investor/borrowers to meet brokers/lenders to fulfill business goals. The few opportunities that I've seen start off with VERY low FiCOs that I don't know who'd want to fund or are asking for pipe-dream terms. Or am I alone on this?

       I have never looked at the funding/deals page. I did not even know that was a thing

       @Doug P. There is alot of truth to that, a good chunk of our business has been referrals, at least since I was brought on to the team to expand partnerships. There's something to be said about reputation and word of mouth.

      Wish I had a nickel for every post asking if $1,000/month negative cash flow is too much 🙄

      It's too bad. I really enjoyed bouncing ideas off of other investors in the trenches. Back in the hay day of creonline I got to know at least 5 or 6 people with portfolios of 50-100 lease options with cash flow that absolutely dwarfed landlords with thousands of doors. Those were the days.

      😢 Those two guys were absolute legends. I learned so much from them that simplified seller financing, buyer qualification, and negotiating with motivated sellers, to the point of nearly making it trivial.

    Mod here.  We do our best to delete obvious AI posts and responses, but AI is getting a little harder to detect at times. Also, there are only a few of us (volunteer) mods, and tons of posts/day, so we only see a fraction of them. Feel free to use the "report" button after clicking the three dots on a post if you see something that doesn't belong here. I also try to remove self promotional posts, and I have some keywords set up to alert me to posts that may be promotional, but I still only see a fraction of them.

    Kinda OT, I love AI when I'm trying to word an email or have a rough draft of what I'm trying to say. Chat GPT cleans it up for me and usually says what I'm trying to convey in a better format.

    Example, when I'm sending a welcome email to a new tenant or wording a late payment email.  It's really helpful in those areas. I've also used it to compile data and it's been a moderate success, but it's getting better at analyzing the data. I always have to re-format the presentation and clean up some of the "weirdness" Chat can have. Overall I'm happy with Chat and what it provides. It will only get better, that's scary.
