Couldn't/Wouldn't give a rat's *** what anyone else thinks about the state of real estate, because I only deal with my local market and have as foolproof a buffer and exit strategy as I believe one could have.

If you claim that you have a fool-proof system, then results should back it up.

It's not foolproof...I mean, nothing is...but if another investor recommends someone because they have already worked with them then that's usually a good place to start.

Inspectors are not foolproof and there is a ton of things that could potentially go wrong with a house.
