Your competitive advantage or the competitive advantage you want to develop (money, time, experience, skills, etc.) should be the guiding light to tell you where to invest. 

High cash flow tends to be in the lower segments of a housing market, while appreciation is where my wealth has been developing.  

We run a hybrid setup, and it’s worked well for us.Most tenant screening is handled through our PM software, but final approvals stay in-house to keep things consistent and compliant.

If you can develop an approach to sort out better those who are more or less likely to default among those with lower scores you can improve on that risk as well.

You will find that some realtors are probably more focused on what they know best, and often that's not investment/house-hacking opportunities.I'm a realtor and active developer/investor in Los Angeles, and I know of a couple of really excellent house-hacking opportunities listed currently that I've previewed in the last couple of weeks, so there's definitely options out there.If you already have a buyer's agent then definitely try to reinvigorate the relationship, but if you're no longer working with them and want to talk, I'd be happy to discuss.
