North Texas SFR Investing Sherman Vs. Princeton

Northe Tx. is Hot. House prices have come down compared to when it was at its peak. If you were to choose to buy a SFR between Sherman with Tx. Instruments setting up shop, and Princeton nearer to Mckinney and Dallas, which would you choose? Assuming all things equal with same level house in year and price.
