I suppose if your location is very static manual still works but all it takes is one convention, concert, graduation, etc and you've missed a revenue spike.

I just acquired my first single family property and deciding which route to go: 1) do furnished rooms and rent out to students since it’s located right between St Peter’s University and NJCU, or 2) concert it to two family house and rent as two separate apartments.

To keep your other reserves in tact see what you can come up with through rideshare/food delivery/etc...You're in Dallas so it's probably more than you think if you work Cowboys games, concerts, college football, early morning airport runs, and/or late night.

We can enjoy Atlanta (2 Hours away), and Nashville (3 Hours), Destin (4 hours), Chattanooga (2 hours), New Orleans (5 hours).Birmingham has an excellent food scene with many award winning restaurants, great breweries, a thriving downtown, beautiful parks and nature areas, and concerts/entertainment.

The inner harbor is getting redeveloped, both the O's (assuming they sign a new lease) and Ravens are both getting $600 million in renovation funds to upgrade the stadiums, we're about to have our second new concert venue open after CFG Bank Arena was recently opened last year.
