Gary Keller has some great literature that emphasizes the important of lead generation.

Unfortunately, in person my agent and I were able to see it needed a lot (and I emphasize a lot) more work than was shown in pictures or explained in the description online.

Also, if the windows are original, I would make sure all the glazing is in good shape and paint the mullions and window trim to slightly emphasize them.

I think the biggest thing I would emphasize is that it's good to get a relationship with a property manager going when there's only one property.  

We need to emphasize housing's links to problems in the areas of health, education, income support, food, crime, employment, immigration, economic and community development.

And of course it was a listing agent that emphasized "oh, we need to close super quick, my seller needs this to close super quick" etc etc.

Change your story each month as different stories will resonate with different people AND use each story to emphasize one of your “who do you know…” questions.

Just emphasize that because you are landlord yourself, you treat the relationship how you would expect/hope of your tenants by paying on time, not calling the landlord for little stuff, treating the unit and other tenants with respect, etc..ALSO, have a great "rental package."
