Note that youir company can't get the loan (section 4.01b 'Partnerships and corporations' says "Loans to general partnerships, corporations, limited partnerships and limited liability companies are not eligible...") but you can generally deed out of the (I assume) LLC and deed in with personal guarantee, possibly with help from your closing attorney.

We havnt been able to tour the tenant occupied side yet, not until we have an offer accepted, but when we were touring the property in general I noticed the front yard of the tenant side absolutely littered with cigarette butts, which makes me a little uneasy about the quality of the tenant.

That statement is oversimplified.If you don’t qualify as a real estate professional under Internal Revenue Code Section 469, your rental losses are generally passive and can’t offset W-2 or other active income.
