Thinking of offering a new service.

Hello All, as some of you know I've been in construction for over 20 years and recently started doing work for some investors and realtors on fixing up properties for their clients and ones they are flipping. When I tell other property repair/contractors that I'm working with realtors on assisting their clients, they respond back with comments as: Realtors are a waste of time, for every 100 estimates you might get one of them, and so on. I've been blessed as the few Realtors I have partnered with only usually send me jobs that they know are gonna happen, but I know they deal with a lot of other properties that need estimates to assist with the offer or closing. What's everyone's thought if I offer a service to provide estimates to properties for a set fee, but with extremely fast turn around time. I know I have gotten calls at 6pm on Thrusday night and need an estimate by Friday as they were submitting an offer. My example would be, the inspection report came back and there are items that need repair prior to closing. The realtor can forward me the report and I can submit an estimate based solely off the findings of the inspector. Most inspection reports comes with discriptions, pictures, and even some with videos so I could give an estimate based off of that with pricing that I would give even if I saw the issue first hand. Of course if they ended wanting me to do the work, I would deduct the estimate price off the total. Any ideas,suggestion, or comments would be great. Hope everyone is having a great day!
