High break-even occupancy means the property has little cushion for market downturns.​Equity multiple and IRR don't correlate mathematically.

If the last quarter and going forward is $90 and $70 profit, stock price should do a multiple increase.  

What if you could get it for just under $1M, and let’s say that the surrounding properties are worth $2m so with a little work over time fixing it up you can gain multiple 6 figures of forced appreciation?
