This whole thread reminds me of the old Woddy Allen joke about his brother, who was disturbed and thought and acted like a chicken. 

Already had several experiences with tenants violating our rental terms and disturbing other tenants by smoking pot.  

It is very possible that there is quite a bit of mold on the sheeting, which would likely mean that the roof will need torn off so that you can have the sheeting replaced as well (treating the sheeting is possible depending on the size of the affected area, but likely will be almost as expensive as replacing the roof itself).As Mindy mentioned above, do NOT use bleach on mold - all it does it change the color of the mold - it does not kill it and can cause more spores to be released into the affected area if the mold area is disturbed. 

It will most likely be a Google Voice number which forwards to my home/cell/business phone and has voice mail enabled with "Do Not Disturb" turned on.

It was a bit late when I got the messages so I plan on calling them all back tomorrow instead of disturbing them at night.What sort of info should I be gathering when I call these people back?

Until then it is not your business unless they are disturbing other tennats.

Of course things can occasionally go wrong like a loud/drunk guest disturbing other guests but people understand the risks associated in apartment style buildings to a degree.Our very first STR was a small mansion on the beach that also had a detached 2/1 with a pool between the units. 

You can contact them as soon as possible after reviewing the documents.But if you have a flow of deals, it’s best not to disturb investors unnecessarily.

For example, if the police came out and cited them for excessive noise at night, I would issue a lease violation warning and cite the lease term about not disturbing neighbors.
