My efforts feel somewhat haphazard, and I hope that an accountability partner or group can help bring more focus.An ideal partner would be at approximately the same stage—slightly behind or slightly ahead—and willing to commit to ~30-minute weekly check-ins to review progress and set goals for the coming week.

(There's a continuum, I get it - but hopefully the sentiment lands.)Of your "questions" at the end of your post, I think your first outcome (1.) is probably the most likely and I would begin preparing for that eventuality (i.e. engage a L/T attorney, procuring cash reserves for non-payment during eviction, funds for extensive renovation).

Ask if they would partner with you in your goal, (not so much a profit partnership, but you could) but as to committing to a mutually beneficial arrangement for the long haul.
