While life insurances are not an investment per se, they are very useful and safe retirement vehicle.

To me being an agent for all these decades .. its a lifestyle choice .. its not a job per se. mainly the more successful you become as an agent the busier you get.. there are so many perks to being a successful high producing agent FAR in excess of just the commission income. 

In any case I was not offered an "umbrella policy" per se, just upgrades to each individual policy.

Here is what my understanding is: almost everyone (not all, though) who persistently badmouths wholesalers doesn't give rats behind about sellers per se, but they are all realtors or brokers.

You can find these opportunities in the SE, Texas and the midwest - to name a few. 

The area in the SE part of town between San Mateo and Eubank is one of the highest density areas for multi family properties, but these issues are prevalent there which makes it a particularly challenging sub market.
