There is a substantial increase in land development applications overall in Bothell signaling strong developer interest. 

But the real opportunity isn't the plant itself—it's the housing shortage it creates 15 minutes down the road.When a $30B facility breaks ground, the demand for workforce housing explodes in a radius around it.I am currently seeing a massive disconnect in the market:Sellers in secondary markets (like Grayson County, TX and Bibb County, AL) are still pricing land like it's 2020.Developers are desperate for inventory to build modular and single-family subdivisions to house these new workers.My acquisition desk is strictly focused on this "Path of Progress."

Any private lender is highly unlikely to go into 2nd position behing seller financing, and most are not going to want to have a seller finance lien involved at all.

Much more development is going up nearby (several thousand units development being built).I feel like I missed an opportunity and want to learn this, but just can't seem to get there from here.  

Most Syndication LPs I have found approach investments emotionally versus from due diligence.Don't know any of the parties.Have owned 9 storage locations and developed 7 of them from ground up.
