My name is Jay Toluganti, and I’m a real estate investor and operator based in Florida, actively investing both locally and in a few Midwest and Northeast markets.

I started my real estate journey a few years ago and have since built an operator-focused business across multiple strategies, including:

• 📍 Vacant land acquisitions, primarily sourcing infill lots for home builders

• 🏗️ Supporting builders with 185+ lot acquisitions, contributing to 1M+ sq ft of residential development

• 🏠 Single-family rehabs & cosmetic flips

• 💰 Working with private and self-directed IRA lenders on structured, asset-backed deals

My background is in engineering and management (corporate roles in India and the U.S.), so I’m underwriting-driven and very systems-oriented. I enjoy collaborating with people who value clean numbers, transparency, and execution over hype.

Currently, I’m focused on:

• Expanding builder and agent relationships for land deals

• Scaling rehab projects thoughtfully

• Connecting with operators, lenders, agents, and builders who take a long-term view of real estate

Hi Jay,

Great post. You've accomplished quite a bit in a short amount of time. I'm also based in Florida. I'm a real estate investor, licensed FL real estate agent, and a District Manager for Build 2 Rent providing investor friendly new construction homes to investors. I started my investment journey in Chicago prior to moving to Florida 4 years ago. I've done BRRRR, flips, private money lending. I now have 4 STRs in Florida and 1 LTR. One of my primary focuses is to on-board builders' inventory on our nationwide marketplace so investors can run numbers on properties to see what fits for their needs under the new construction umbrella.
