I looked into how to get a brokers license because I believed it could help my credibility and also teach me a lot but the price doesn't seem practical before I even get my first deal.With Bigger Pockets I hope to meet people who can help me learn what I can do in this situation and of course see if I could help anyone else despite my fledgling status.

Hi Paige and Jon, Full disclosure, I will admit that I am still a fledgling when it comes to leveraging technology to monitor deal funnel and track progress. 

That should get them to appear for google (how I found the two fledgling groups that I've seen in the Richmond area).

My tentative plan was to have my fledgling rental business show a huge loss in 2016 and then sell the property in 2017 without having taken much depreciation and paying no capital gains since it was my primary residence so recently.With these broad parameters in mind, what pitfalls am I missing?

I'm putting together all the nuts and bolts of my fledgling business as investor in rental properties (LLC, Business accounts, putting together initial investment funds, etc).  

I'm a fledgling RE Investor as well living in Melrose.

However, I'm not suggesting we try to reinvent the wheel by figuring out how to legitimize, package and market this fledgling cottage industry; that will be coming soon enough. 

At a glance I can't see much other than a few fledgling AirBnB management services.
