My worst Airbnb experience was in a house with tons of sloppy homemade storage and clutter (the bed I slept in was a bunk bed but top bunk was loaded with misc. crap), unclean shared spaces (toothpaste flecks on mirror and all over sink, floss hanging out of the trash can), only one thin towel that I had to ask for, bad outlet access, and no top sheet on the bed.

I've never been that worried about a few minor drywall patches, but you could easily let them know it'll be $25 or $30 or something off their deposit when they move out.I prefer not to let tenants "return the property to original condition" after I had a tenant fill several gouges in drywall with toothpaste.

Yes there were kids in there and some pit bulls (violation of lease).The kids took tooth paste and wrote all over the walls in their bedroom upstairs and let it dry.

We unlock the apartment during business hours if we are available or they can call a locksmith.Some obvious things that weren't in my lease before, but will be from now on due to one of my tenants:Light bulbs- their responsibility in their unit, have them let you know about bulbs that need to be changed in the common areas.Plumbing-  Suggest running hot water to help clear shaving cream and tooth paste from slow drains, and allow the use of Drano or other drain cleaner if needed.

From experience with my own daughter AND mother-in-law, I can say that this *could* have been due to a clogged drain caused by their gunk (face products, toothpaste, etc) in the p trap.
