I have a background in freight transportation as well and actually lived in Toledo for a short time.

If you do flooring I recommend getting the rolling knee pads from Harbor Freight for $20.

I'd encourage you to redefine the meaning of success if you really strive to be successful. 

Freight?

Employees are the problem , they are the biggest cost and the biggest problem .As far as tools go , I have great ones to Harbor Freight ones .

Normal is being redefined but people need places to live.

I'm currently checking out American Freight, which is the scratch/dent outlet for Sears. 

Several times I had to explain that we can not ship the USPS or UPS' freight.  

Using a static financial calculation to determine what deals are worthwhile and which ones are not is invaluable practice...it's an acquired skill and you will figure it out, but its not an end-all.Your current option may be limited to reducing your ROI, redefining what you are investing in and why...and/or possibly exploring markets with lower price points...and as always, making efforts to source your own deals. 

We are on the North and its proximity to both Worcester and Manchester as well as logan for freight and the increased squeeze on industrial 128 parcels bodes well.
