As a real estate agent I have so many people come to me who bought a course all excited to get rich quick only for reality to hit them like a freight train.

When markets and rates move against you and then your rehab is longer and not quite to quality then the 25% profit margin leads to a -25% loss real fast.I have personally redefined what a good project is. 

Example Plywood is the same price as the US, but add on Freight and about 50% import tariff. 

That way you get some personality in the space without driving yourself crazy coordinating freight and piecemeal deliveries.

I was only looking for clarity on what was meant, (not trying to redefine your version).Oh, and your comment:  "REO means it is owned free and clear."

Maybe you should redefine your aspirations.
