I work on industrial HVAC for a living, so not quite the same.I will tell you though that a dirty filter will make your air handler work significantly harder, while at the same time slowing down the cold air getting into the apartment, both of which kill efficiency.

When you have your property manager charge you for a new AC air handler in an attic, and find out the one he replaced it with was a used one the AC company had laying around.

The other unit is working but it's 25 years old and I'm told by the AC tech that the air handler blower motor and assembly is starting to fail and will cost 2500$ to repair.

I've hired their firm on many occasions to handle real estate title matters including fraud. 

They did not do so causing poor circulation which caused an ice build up on the less than two year old air handler.

One of my rental's AC Air Handler Fan Motor finally went kaput after 33 years of faithful spinning.

I didn't take it as a personal attack, I took it as an unfounded attack on all claims handlers who do their job every day in good faith and try had to provide the insured the benefits they are due.
