AC Air Handler Motor Went South and DIdn't Come Back - Where of Where To Find One

One of my rental's AC Air Handler Fan Motor finally went kaput after 33 years of faithful spinning. It must have gotten dizzy or something. Well, today was 117 degrees so I decided it might make sense to fix the thing. I was actually dripping sweat removing the motor.

Anybody have a source for GE 1/2 hp 3.3 amp 1 phase motor armatures? This one is baked. I couldn't find a replacement on Ebay, Amazon or any garage sales.

Or, in the alternative, some guy on Youtube used 400 grit sandpaper to clean his all nice and shiny, but I'm wondering if the abrasion would short the coil?

Any ideas?

What it looks like, Black and Grimy

What it's supposed to look like, Bright & Shiny

Quote from @Ryan Normand:

This isn't the answer you want to hear, but you should probably just replace the whole unit. I'm assuming you're in PHX, and AC systems only last 12-15 years here... maybe 20 if you're really lucky. You can keep sinking time and money into a dinosaur that will continue to crap out with increasing frequency, or bite the bullet and replace it. It's akin to trying to keep a water heater alive for 30 years. IMO not worth it and not fair to the tenant who's probably melted into a liquid soup by now anyway.

In the future I recommend replacing your system in the winter. There's less urgency and AC Contractors aren't as busy with service calls, so you'll get better service and/or pricing.

Appreciate your opinion. But, as you already know, there are only a few parts that fail in an AC system. They will run as long as you maintain them and replace the capacitor when it blows. This time it's a motor. Not a big deal. :-)
