I answer tons of questions and give lots of honest answers and even sometimes golden nuggets like you just did but I rarely ever give up my secrets.

Many people are looking for the secret to building and promoting a buyers's list.

it won't stop a multimillion dollar claim.if i am wrong please explain how your secret sauce never fail formula fixes these issues.I am not attacking you I am asking for an answer. 

Two days later we had what we needed and the owner let us know that she had sold it to someone that had the funds . . . lesson learned.The more deals you do the easier the financing becomes but even now we d not get 100% financing for purchase and reno (again, if someone has a secret to do that as the "coaches" claim, please let me know) I have 2 lenders who I closed over 30 deals with in 2022 for my clients (I'm an agent) who were able to get 90% of the purchase price and 110% of the reno.

Thinking you will get it under contract and then offer it to a small list of people secretly and they won't take the time to look it up, IMO isn't a viable strategy.

Because lawyers don't get paid out sized commissions the way agents do, the unspoken secret is that lawyers direct title business to title companies who usually compensate lawyers in one form or another.

I think it's no secret anymore that there's an increased interest in Mexican real estate in general, and for good reasons.

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Only cause I'm a great person naturally, money would never corrupt me and I wanna share my secret with EVERYONE!!
