@Bonifacio Capuyan If this contractor remains unresponsive and doesn't settle soon, I am a big believer in making his fraud public - naming and shaming. 

This year they became unresponsive and I finally reached out to their insurance on the COI.

If the Broker is unresponsive - then TREC!

He did not pay and did not send me the bill and has generally become very unresponsive.  

In the meantime, our builder just hit us with almost 40k in overages and has been completely unresponsive throughout the process.

I don't want to be unresponsive, so I reply.

It seemed promising at the beginning..great introductions, phone chats, professionalism on both sides... and then seemed demotivated to work with you, or un-responsive (only after) they know what your strategy is and what your offers look like.

Due to the large amount of un-responsive "Investors" that can't actually close a deal!
