I am really interested in Berwick especially with the new business/data center coming there and suspect this will be a great market to get in on but really dont have the know-how to make smart predictions of the sort or critically analyze a market. seems most properties are decent cash flow and some appreciation though not stellar??

The items themselves might not be illegal, but the person that uses them will be committing fraud.But be a critical thinker for a second, if you can't fake your own paystub chances are you can't fake your own own bank account.

This does take some general critical thinking about who may be posting reviews and feedback. 

I even an ok if you get a percentage from a very experienced local LL who is aware of your rent and the critical items related to maintenance/cap ex.
