Berwick, PA Market understanding

Hello, I work in Hazleton, PA and am looking to move to Bloomsburg, PA or Berwick, PA as I currently commute almost 1.5 hours from Lehigh Valley. I am a lifelong renter but with my planned move and the lack of tall apartment buildings in those areas, I have decided to use this as an opportunity to house hack a duplex in Berwick or Bloomsburg. I am really interested in Berwick especially with the new business/data center coming there and suspect this will be a great market to get in on but really dont have the know-how to make smart predictions of the sort or critically analyze a market. seems most properties are decent cash flow and some appreciation though not stellar?? my plan, for now, is to do some version of the "$1 million net worth in 7-8 years" plan that Brandon Turner talks about in his introductory book to rental investing and think this could be a good place to start. appreciate any input regarding the region and future market. also how rentable are 1bed 1baths in this area? thank you!
