Many things change when this happens such as loan options are reduced, interest rates can increase, and development-related costs increase, to name a few.Have you looked at doing PadSplit rather than increasing the number of units?

If the land value, price per acre is average for the area or can control more of the terms & get a good price.I am not familiar with that part of the country but can definitely be good depending on what the land has to offer, timber, water, any mineral rights, or is already cleared for residential/commercial development.
