You paint, you clean, you tighten up the units, you turn over one or two apartments if the opportunity presents itself, increase the rents. and you slowly force appreciation. 

Aditionally, there are so many modern and amenitized apartment buildings with common areas, pools, gyms, etc., that I think it puts additional downward pressure on the small multifamily. 

The second you create something that looks like its own apartment, especially with another kitchen, you’re out of compliance.

I’ve noticed a lot of people here doing well with plexes and smaller multifamily, but curious who’s syndicating larger 50+ unit apartments?
