Property management software?

Hello! I recently started using DoorLoop to manage the 87 doors in my property management firm, which are owned by 16 different owners.

The website and features feel unnecessarily complicated, despite the attractive interface. The numerous pop-up windows load slowly, and ACH fees for outgoing payments are $1 each, which adds up quickly.

It's particularly frustrating that I have to manually create and apply a bill for maintenance fees to each property every month. These fees are a fixed percentage and never change, so this process should be automated.

I've been using the platform for about three weeks, and it doesn't seem like it will get any easier.

There are plenty of reports available, but none include all the information I need.
Additionally, when an apartment unit is vacant for a month, it doesn't appear in the reports at all. I'd like an option to list it as receiving zero rent, which would help communicate vacancy status clearly to owners.

My question is... Is appfolio, estrada, rent redi, yardi, buildium or any of the others actually better?

Are these actually any improvement over a well formulated Excel spreadsheet?

@Judith Sullivan the more bells & whistles you want => the more complicated the software gets!

Appfolio is the biggest, but it's setup by Building, should be by owner Portfolio.

You can also look into Rentvine.
