There are property managers here who handle rent by the room as well as AirBnB.

I would get a statement from your pest control company confirming they found no evidence of a bed bug colony in your cabin, then I would also hire the bed bug dog handlers to bring their dog in as well.  

I personally prefer hydronic heat with air handlers but that's an expensive way to build.

Understanding that there is a seller's disclosure, but we check to see how old the A/C unit is, if it's still on R22, we ask if both the condenser and air handler was changed at the same time, we walk to see if there's any foundation issues, and look at the roof.
