If a child drawing on the wall is the worst thing they do, sign me up. 

There was an article in the Toledo Blade newspaper recently about a case of a child lead poison and when the rental house was tested it was negative.

Also make it look accordingly and match or exceed amenities.Don't fully rely on property managers, if your property is the ugly child, the only one that loves it is youIf you share details maybe we can brainstorm solutions. let me know

Apparently a child tested positive for lead.

All of my exes were also unemployed at that time, which meant no child support, either, and they were not even in real estate. 

It was a bit scary as a child....it was alway late at night and people would often come flying out their front doors yelling, cussing, and very angry!

Instead, they will do it themselves or let their nephew, adult child, cousin, brother, retired parents or some other family member do the arbitrage. 

If a stone flies out from under a lawnmower and puts out a child's eye or they trip and fall breaking a hip while doing work you do not want to be held liable.Personally I would never trust a tenant to be responsible for any maintenance on a multi unit property. 

You didn't mention your other bills, like credit card debt, car payment, child care, etc so I'm assuming they are easily payable or nonexistent.
